I set out, camera in hand, to get you some pictures of our subdivisions in New Milford, CT.
A funny thing happened, I realized my concept of a subdivision is not like what others around the country may have. Sure, we have them, a few even have a fancy sign, set in stone pillars as an example. Graceful entrances to a few of the newer ones. Yet the older, more established subdivisions have lost their signs, some of the residents probably don’t even realize what the subdivision was once called! Of course a trip to the town hall would tell you the name when the subdivision was created. But now they are just neighborhoods. Some smaller, some larger, and they are located all over town.

What I found was… I couldn’t get pictures! Not of the homes anyway, not really. Many of them are well established with an acre or two of land. The homes are set back from the wide, tree lined streets and you just can’t get a good shot of the typical homes. (I don’t like to take pictures of homes unless I have a home listed, I wouldn’t want it of my own home so I don’t do it, sorry about that.)
After much thought I decided we have neighborhoods. If you tell us you want to live in a subdivision we will know what you mean. You want more of a neighborhood feel, homes that are not in more private locations. Each neighborhood offering home owners something special based on size, price, location in town. We have them all here.
New Milford, CT is 64 square miles and rural. Which subdivision or neighborhood will suit you best often depends on where you work. If you want to get to New York State quickly, perhaps something along the New York border will work best for you, like Colonial Ridge off of Route 55. Colonial Ridge is a well established subdivision. With that comes more trees, more plantings, homes in varying stages of upgrades and therefore varying prices.
Or maybe you need quicker access to I84. We have a few options available in Southern New Milford. For larger, newer homes, Fieldstone Estates is still in progress of being built, the latest ones are on Reservoir Road.
For homes that are going to be less expensive, Meadowbrook or Pleasantview are both great options. Although there are no longer signs there to let you know the name, many people will still refer to them by name. The streets are wide, the neighborhoods are both well established, the homes vary in size and price, and of course style.
If you want a newer, larger home with all the bells and whistles, the larger 4-5 bedroom colonials in Fieldstone Estates or Farmstead Acres might just do the trick for you. Fieldstone Estates is in the southern part of town, and Farmstead Acres is on the cusp of Northville, just off Route 109 and Ridge Rd. Gorgeous homes, not fully built out but already well established. Very quite cul de sacs in both.
Perhaps Candlewood Lake is more to your liking? Homes in lake communities are just that, we do not refer to them as subdivisions. They are water communities with association fees. Some are now tax districts instead of associations. They do have rules and regulations and they are all different. The one thing they all have in common is Candlewood Lake! Many of these lake communities have been around almost as long as Candlewood Lake has been here. Again, all different prices, different styles, options for anyone that is looking for one thing above all others. Access to Candlewood Lake!

You see a house for sale in Southern Litchfield County, a smokin’ hot price, you are pre-approved by a lender, it’s in your price range… What do I mean you can’t afford it?
In a word (actually 2 words) Property taxes. Often times smokin’ hot real estate deals are homes that have been reduced significantly, but property taxes do not reduce as the price does. Those taxes need to be considered with your monthly payments, so this can knock the house right out of your affordable ball park.
Property tax is figured by the following: town assessment of the property times the mill rate divided by 1,000 = yearly property tax.
Towns and cities in Connecticut use what they have concluded, via their property assessments, 70% of their determination of fair market value. Do not confuse their number of “fair market value” for what is now fair market value according to the current real estate market! I always cringe when I hear anyone, especially a real estate agent, “the town says it is worth $XXX,XXX”. One has nothing to do with another!
What the town is saying is, on the date we revalued the property (and not through the same process a bank appraisal is done) they determined the house to be worth $XXX,XXX. Between revaluations, their fair market value price does not fluctuate, however the real estate market sure does. And their mill rate certainly can move up or down too depending on the yearly budget votes.
This can be especially true of distressed sales, or homes that have languished on the market for a long time!
Property tax amounts are something I always check for my buyers. That way, when a smokin’ hot deal comes along with property taxes that knock it out of the ballpark for them, I let them know. I have them contact their mortgage person and discuss what the high amount will do to their bottom line… the monthly payments. It can over-tip the scales so that a house that seems affordable based on list price becomes unbearable when it comes to monthly payments. On top of the mortgage payments and property tax there is also insurance to consider, and if there are any association fees at all that has to be factored into your monthly payments.
That house you found for sale may have a smokin’ hot price, but those monthly payments including taxes could be too hot for you to handle!

For full time residents who have school aged children, Washington, CT is part of Regional School District 12. Children attend the Washington Primary School and Shepaug Valley Middle and High School (both in Washington). Washington also is home to 4 private schools, Washington Montessori School, The Gunnery, Rumsey Hal School and Devereux Glenholme School.
It is so hard to listen to national news about the “hot” real estate market others are experiencing across the country and wonder if it is happening here in New Milford, CT. It is a complex answer as you can see below. Did we hit bottom and are now on the way up? Is it a sellers market in New Milford? . We are on track to have the best month in number of sales for 2013, if things continue to go as they have so far. I don’t believe the total number of sales will be jaw dropping, but any improvement is good. There are a few more days for homes to close in May, I will have to be patient to get the final numbers.
The success of the real estate market is tied to many other things, the employment rates in the state, the proximity of jobs available to New Milford, confidence in the housing market, good rates and a lower housing inventory. Connecticut again posted a rate higher than the national unemployment averages which needs to come down in order for the real estate market to feel more positive effects.
The unemployment rate in Connecticut has been at 8.0 for the last three months, the national average for April posted at 7.5. When we hear that the real estate market in our neighboring state of Massachusetts is really heating up you must look at their unemployment rate, which was last posted at 6.4%, where it has been for a while. This means more people in Massachusetts are working and can afford to purchase homes. They have more jobs, a shrinking pool of homes available for sale which creates the perfect storm. I must qualify that statement, I know that the Metro Boston area is doing very well in the housing market, I don’t know how the rest of the state is doing. The metro area seems to be on fire!
A new problem for New Milford CT seems to be an abundance of short sales.
Our inventory is still down, which is a great thing for sellers. Although for buyers looking up to $300,000 it is slim pickins, and much of those are short sales, a full 10% of the active single family homes for sale in New Milford are now short sales.
What impact does this have on a seller? If you are not in a short sale position and you price your home correctly according to condition and location, you should find that you will have lots of showings and hopefully an offer fairly quickly. I will warn you that overpricing can cause issues, especially when it comes time for the buyer to do an appraisal.
If you are a seller in a short sale position, it will take longer to sell, however with the inventory shrinking you just may procure that much needed offer. It is imperative that you are prepared to work with your agent, attorney and lender to get the ball rolling as quickly as possible once an offer does come in! 34 homes are under deposit. of these, the majority (15 homes) are in the $200,000-$300,000 price range. Again, this seems to be our hottest market right now. Of the homes that are under deposit, 4 are short sales and 2 are foreclosures.
40 homes are listed as sale pending. This means contracts are signed and most contingencies have been met. 15 of these homes are short sales which translates to 37.5%. That is very, very high. These short sales will sit in the pending sale status for far longer than a traditional sale making it very hard to judge what is going to happen. 3 homes that are pending sale are foreclosures.
Buying a home in New Milford, CT can be tight for anything under $300,000. First time home buyers can get very frustrated, many of the homes they are looking at are short sales that may need work, and very importantly, time to wait for the short sale to be approved by the lender. Homes that are priced well and are not short sales are moving very, very quickly. Often with multiple offers on them. This means you must be FULLY prepared when looking for a home.

What we are seeing is in a multiple offer situation, sellers are choosing buyers that are NOT using 100% financing. This does not mean there isn’t hope if you are using a product that is 100% financing, but you must be+ aware you may have to move on until you find someone that is not afraid of 100% financing. I love Lake Waramaug at any time of year. The graceful homes hark back to an earlier time. Lovely Victorians, Adarondiack style homes with stone fireplaces and wood paneling, more traditional Colonials and Cape Cod style shingle homes enhance the scenery. Many homes date back to the late 1800’s and early 1900’s, and have been lovingly restored and renovated over time with careful consideration of the character of Lake Waramaug. During any season it is a pleasant drive, but with summer nipping at our heels the docks are showing promises of lazy summer days ahead on Lake Waramaug. A 90 minute trip from New York City makes Lake Waramaug a favorite retreat for those seeking the perfect country getaway. There are also many who have chosen to make Lake Waramaug their full time home.
Although Lake Waramaug is the second largest natural lake in Connecticut, you wouldn’t know it to drive by. The lake is shared by Washington (the Village of New Preston), Kent and Warren. Washington and Warren do have their own beaches for the town residents (yearly fees apply, passes available at the town halls). There is also Lake Waramaug State Park tucked away on Lake Waramaug Rd which I have spent many a summer day at. The lake and surrounding area provides people with plenty of hiking, walking, biking, fishing, swimming, rowing, kayaking, canoeing, sailing and boating opportunities. There is a public boat launch at Lake Waramaug, however in order to preserve the integerity of the lake it has restrictions.Here are a few.
Public motorboat access to Lake Waramaug is only at the Town of Washington Boat Ramp, located just north of the Washington Town Beach.
There is a maximum of 20 non-resident motorboats allowed on Lake Waramaug, which is made of of 13 campers from Lake Waramaug State Park and 7 day boaters.
NO state boat launch will be built at Lake Waramaug per an agreement signed in 2004 between the towns and the Connecticut Department of Energy and Environmental Protection.
What is that bubbling of the water at Lake Waramaug? Children call it “monster water”, and are convinced there is a monster or two living at the bottom of Lake Waramug. You really can’t blame them for thinking so. Sadly, it is not from the Lake Waramaug cousin of the Lochness Monster, (although I am sure many a parent has been sorely tempted to tell them so). They are two Layer Aeration Systems put in to place to clean up the waters of Lake Waramaug. The residents of Lake Waramaug formed the Lake Waramaug Task Force and have been responsible for ground breaking ideas in preserving the health of Lake Waramaug and provide a model for others who wish to save their own lakes.

The question in most peoples minds in regards to real estate is… “how’s the real estate market doing”? With the national news still reporting it is a buyers market, that things are exploding, that things are much, much better is simply not true in most of Connecticut. All real estate is local, New Milford CT is not following the national averages. We are in a very fragile market, the economy, new jobs, unemployment rates, these things affect our local market. Not national averages.
There are many things to watch for that are important when answering the question about the health of the real estate market in New Milford, CT. Comparing the amount of active listings to the amount sold is very important. Then looking at how many average days it took to get these to close is also telling for a seller. A buyer wants to know if it is a buyers market, and we are in a buyers market no doubt. My favorite statistic is the list to sales price, however I prefer to look at the original list to sales price rather than the last list to sales price. That tells much to me, are listings still overpriced?
How many active listings are there? Currently there are 207 single family homes for sale in New Milford, CT. Last month at this time there were 176 active single family homes showing for sale. For sellers it means there is more competition and prices won’t rise simply because of supply and demand. Another telling factor is the amount of short sales we have listed are rising too. In March there were 15 active short sales, a number that seems to be on the rise here in New Milford. As of this moment in time 19 of the 207 active single family homes for sale in New MIlford are short sales.That represents 9% of the single family homes listed!That is a number we cannot ignore when both listing and selling homes and affects the saleability of these homes. Many buyers simply cannot or will not wait for a short sale to be approved and the purchase to happen.
April 2013, 16 single family homes closed in New Milford, CT. That is no change from March 2013.
April 2013, the average list price of a single family home rose dramatically with no sales justification. April 2013 average list price was $450.474. In March of 2013 the average list price was $369,794. We have not seen an average list price that high since September of 2012.
Average sales price in April of 2013 was down from the previous month. April’s average sales price for single family homes in New Milford, CT was $324,394. The average sales price for March 2013 was $362,547.
Mixed messages abound! The current real estate market in New Milford, CT is still fragile at best. I see more buyers out, more homes going under deposit, all good. I also know deals are tougher than ever to hold together. Homes that go under deposit often come back on the market.
It is still a buyers market in New Milford, CT. The absorption rate, or the time it will take to sell the current inventory, if no more homes come on the market, is 11 months. 6 months is a balanced market, under 6 months a sellers market, over 6 months is a buyers market. With current inventory on the rise, if we don’t have a good increase in sales this month it may go higher.
My advice to sellers, understand it is a buyers market. Get your house ready to sell, make it stand out above the competition, price it right according to the condition and location of your home and the current local market conditions.
My advice to buyers, although it is a buyers market, recent changes to the mortgage industry can make getting a loan more complicated. A good mortgage person to guide you, an agent with a grasp on the local market are what is needed. Although the inventory is rising, certain price points have less homes and the competition can make you feel like you are running the gauntlet.
